Why plastic roof vents and pipe boots fail first
Most roofs don't start leaking in the middle of a shingle field. They start leaking where something comes through the roof — a plumbing stack, a bathroom vent, a flue. In Treasure Valley heat the plastic parts around those openings go brittle years before the shingles wear out.

This is Justin with PowerHouse Exteriors. Today I want to stress the importance of getting your roof inspected annually, if not every other year. It's one of the common occurrences that we find is these pipe collars here will deteriorate. Around the rubber grommet, we have this just falling apart. We want to come up and we want to make sure that these are all sealed. This creates a hole right into your attic space, and you just don't want water coming up and into this. If we can fix this and mitigate that issue, then we can save your roof and save you money. There's a couple different methods of replacing these. We can go ahead and put this collar, rubber collar, on the boot and secure it to the roof. That way it creates a seal and you can shed the water away properly. If it doesn't fit, a lot of times we'll put in a new pipe jack. But this is a brand-new roof and we're having an issue already with it.
Every hole in your roof is sealed by something that ages faster than the roof
Shingles get the attention. The parts that seal the openings around them are what usually give out first.
A pipe boot is the collar that seals around a plumbing vent pipe. A roof vent is the housing that lets attic or bathroom air out. Both are openings cut through the deck, and both are closed up by a part that is usually plastic or rubber — materials that harden, chalk, and crack under sustained sun and ultraviolet exposure.
On south- and west-facing slopes that exposure is relentless. The shingles around the penetration can still have years of service left while the collar sealing it has already split. That is why a roof can leak long before it needs replacing, and why a leak overhead does not automatically mean a full tear-off is coming.

Replacing a failed penetration is a contained repair. The shingles around it are lifted, the old housing or collar comes out, the new one is set and flashed back into the shingle courses, and the surrounding fastening is checked while the area is open.
For vents, we install metal rather than plastic. Plastic is what goes brittle in the heat in the first place, so replacing plastic with more plastic restarts the same clock.

How long does a plastic pipe boot last in the Treasure Valley?
Far less than the roof it sits on. A plastic or rubber boot exposed to full southern and western sun commonly hardens, cracks, and splits well before an architectural shingle roof reaches the end of its service life — which is why a roof can leak years before it needs replacing.
Can a cracked pipe boot be replaced without replacing the roof?
Usually, yes. A failed penetration is a localized repair: the surrounding shingles are lifted, the old boot or vent comes out, and a new one goes in. A single failed detail on the hardest-working plane of a roof does not automatically mean the whole roof is finished.
How do I know if a roof vent or pipe boot is leaking?
Interior signs — a ceiling stain near a bathroom, kitchen, or plumbing stack — often trace back to a penetration rather than the field of the roof. From outside, look for plastic pieces in the yard, cracked or chalky collars, lifted shingles around a vent, or a flange that has worked loose.
Why does PowerHouse Exteriors use metal roof vents instead of plastic?
Plastic becomes brittle under sustained heat and ultraviolet exposure, and once it cracks the penetration is open. Metal does not go brittle the same way, so we use metal for the vents that go up on your roof.
Is a failed pipe boot covered by my shingle warranty?
